North Chico stayed tight even with rates above 7%
These numbers cover the three months ending August 31, 2026. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is the highest it has been since early 2025, according to Realtor.com. Yet one part of Chico barely flinched.
The tightest corner of Chico: ZIP 95973
The Real Estate Data Aggregator counted 2.2 months of supply in ZIP 95973 for the three months ending August 31, 2026. That is down 0.4 months from the same period a year before. Less supply with more buyers means sellers hold more ground.
The Real Estate Data Aggregator put the median sale price in ZIP 95973 at $553,430. That is up 8.6% from the same three months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% over the same stretch. North Chico ran well ahead of that.
Homes in 95973 sold for 99.7% of list price on average, the Real Estate Data Aggregator found. That is up 0.4 points from a year before. Sellers are not giving much away. Homes did take 4 days longer to sell than last year, so not every home moved fast.
How the other two ZIP codes compare
The picture shifts when you move to the other parts of Chico. ZIP 95926 and ZIP 95928 each had more supply and different price trends.
| 95973 | 95926 | 95928 | |
|---|---|---|---|
| Median sale price | $553,430 | $438,000 | $490,000 |
| Price change vs. year before | up 8.6% | down 8.7% | up 2.4% |
| Months of supply | 2.2 | 2.9 | 3.9 |
| Median days on market | 38 | 27 | 29 |
| Sale to list price | 99.7% | 99.4% | 98.5% |
ZIP 95926 saw its median sale price fall 8.7%, the Real Estate Data Aggregator found. That is a real dip. But homes there sold in just 27 days, 9 days faster than a year before. And more than half, 51.1%, went under contract within two weeks of listing.
ZIP 95928 had 3.9 months of supply, the most of the three. Homes sold in 29 days, also 9 days faster than last year. Sales volume dropped 18.9% from a year before, the Real Estate Data Aggregator counted. More supply and fewer sales means buyers have a bit more room there.
Speed: who went under contract fast
The Real Estate Data Aggregator found that 34.8% of homes in 95973 went under contract within two weeks. That is down 8.5 points from a year before. Even so, about 1 in 3 homes still moved that fast with rates above 7%.
Rates and the wider picture
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68% that same week. CNBC reported the average contract rate on conforming 30-year loans at 7.37% as of October 28, 2026.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026. That is the highest share since October 2022. Chico's tightest ZIP did not follow that pattern. The Real Estate Data Aggregator showed 95973 prices rising, not falling.
CNBC also reported that mortgage applications to purchase a home rose 4% for the week ending October 28, 2026. Buyers are still moving, even with rates where they are.
Pending sales across all three ZIPs fell 8.9% from a year before, the Real Estate Data Aggregator counted. That is worth watching. Fewer homes going under contract now can mean fewer closings ahead.
