One part of Chico is moving faster even with lower prices
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Rates that high slow a lot of markets. But in Chico, one ZIP code actually picked up speed.
These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator and from Freddie Mac.
ZIP 95926: lower price, faster sale
The Real Estate Data Aggregator counted 91 homes sold in ZIP 95926 in the three months ending August 31, 2026. That is up 13.8% from the same months in 2025. The median sale price was $438,000, down 8.7% from a year before. So prices dipped, and buyers still showed up in bigger numbers.
The Real Estate Data Aggregator put the median days on market in ZIP 95926 at 27 days. That is 9 days shorter than the same period in 2025. Well-priced homes did not sit.
The Real Estate Data Aggregator found that 51.1% of homes in ZIP 95926 went pending within two weeks of listing. That share is up 6.3 points from a year before. More than half did not even need a full month.
How the three ZIPs compare
Chico's market covers three ZIP codes. They tell three different stories in the three months ending August 31, 2026.
| 95926 | 95928 | 95973 | |
|---|---|---|---|
| Median sale price | $438,000 | $490,000 | $553,430 |
| Median days on market | 27 days | 29 days | 38 days |
| Under contract in 2 weeks | 51.1% | 46.1% | 34.8% |
| Homes sold | 91 | 73 | 104 |
| Sale-to-list ratio | 99.4% | 98.5% | 99.7% |
ZIP 95973 had the highest median price at $553,430, up 8.6% from a year before. It also had the slowest pace, with a median of 38 days on market, 4 days longer than last year. Only 34.8% of homes there went pending within two weeks, down 8.5 points.
ZIP 95928 sat in the middle at $490,000, up 2.4%. Its days on market fell 9 days to 29. But the Real Estate Data Aggregator counted 73 homes sold there, down 18.9% from a year before. Pending sales dropped 22.4%. More choice, fewer buyers moving.
The wider picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Chico's 95973 beat that. ZIP 95926 ran the other way, with prices down 8.7%, yet demand held.
Nationally, things look harder. Realtor.com reported price cuts hit 20.8% of U.S. listings in September, the highest share since October 2022. Chico is not immune to that pressure, but ZIP 95926 shows that the right price still draws buyers.
Across all three ZIPs, the Real Estate Data Aggregator counted 268 homes sold and 252 for sale. Pending sales across the three fell 8.9% from a year before. So the overall market is a little softer, even as ZIP 95926 moved faster.
- ZIP 95926 had the lowest median price of the three Chico ZIPs, at $438,000, and the fastest pace, at 27 days.
- More than half its homes went pending in two weeks.
- A lower price did not mean less demand.
- It meant quicker decisions.
- ZIP 95973 posted the strongest price growth at up 8.6%, but homes took longer to sell.
- ZIP 95928 saw sales volume fall even as days on market shortened.
