These numbers cover the three months ending August 31, 2026. All local counts come from the Real Estate Data Aggregator. National figures come from the Federal Housing Finance Agency and Freddie Mac.

The Federal Housing Finance Agency reported U.S. home prices rose 2.4% year over year through August 2026. In one part of Chico, prices moved the other way.

The Real Estate Data Aggregator counted 91 homes sold in ZIP 95926 in the three months ending August 31, 2026. The median sale price there fell 8.7% to $438,000. That is a real drop, not a rounding error.

Here is the part that surprises people. Even with prices down, the Real Estate Data Aggregator found that 51.1% of homes in 95926 went under contract within two weeks of listing. That share rose 6.3 points from a year before.

Lower prices and fast competition in the same ZIP code is an unusual mix. For buyers, it means there may be more room on price than a year ago. For sellers, it means pricing right still matters, because buyers are still moving quickly when a home looks fair.
